If you choose AboveBoard Homes to manage your property, the pricing model covers management of core factoring services as pre-agreed with you, such as property maintenance and repairs, emergency repairs and managing the development’s finances. It also includes regular meetings with homeowners to discuss issues and get feedback to continually improve our service, is also included.
If you choose to self-factor, this gives you access to our platform and our network of trusted contractors.
The monthly fee does not include the cost of property maintenance and repairs, insurance premiums or the cost of any maintenance add-on services you instruct us to carry out.
Our research has shown many homeowners view these visits to be a “tick in the box” exercise to justify higher pricing.
We want to keep our pricing to a minimum. We believe owners and residents’ associations are the best people to tell us about issues, therefore we do not include regular site visits as part of the pricing.
However, if owners prefer regular site visits, these can be arranged at a frequency that works for you. There would be a small additional charge which is dependent on time spent onsite.
At a minimum, we carry out a site visit at time of appointment, if there are any issues with works, or if we are project managing major works. There would not be any charge made for these visits.
We also offer homeowners the option of having a full building survey carried out by a professional surveyor to identify issues and put a preventative maintenance plan in place.
You will be billed at the end of each quarter. You either have the choice of paying for your invoice in full each quarter or spreading out the costs by monthly direct debit.
You will be billed for management fees, maintenance charges, any utilities we arrange, ad-hoc repairs, and any additional services we provide. These charges are all billed in arrears.
If we arrange your insurance or any additional services, this will also be reflected in your invoices.
We accept the following payment types:
We currently don’t charge VAT, so this is the total amount you would pay each month.
No, the landlord is responsible for paying all relevant factor fees.
We don’t believe in locking you into a contract this isn’t working for you. If you change your mind, you can cancel your contract within the terms of our written statement of services.
There is a higher property maintenance requirement for flats.
